Terms & Conditions of Sale
- The highest and best bidder, by a fair and open bid, shall be the purchaser.
- Ten percent (10%) of the purchase money shall be paid to the Sheriff at the time of sale. The balance of the purchase money must be paid to the Sheriff at her office in West Chester, within twenty-one (21) days from the date of sale without any demand being made by the Sheriff therefore.
- If any person to whom the above the premises shall be struck off, shall neglect or refuse to take the same at his bid, and comply with the conditions of sale thereof, the same when exposed to sale again, by reason of such default, shall be at the sole risk of the first purchaser, who shall derive no benefit from such sale; but he shall pay all difference or deficiency between his bid and the price the same shall bring at such subsequent sale, with all interest, costs and expenses consequent thereon.
Accordingly, the Sheriff advises that her office will insist upon compliance with the conditions of sale as advertised and announced and, in the event that the purchase money is not paid within twenty-one (21) days from the date of sale, the Sheriff may forthwith, and without any further notice cause the premises again to be advertised for sale and shall look to defaulting bidder for payment of all costs occasioned by the re-advertised sale.

What is Hand Money?
- Hand money is the deposit you have to pay in Cash or by Certified Check (made payable to the Sheriff of Chester County) at the time of the sale. The deposit will be at least 10% of your final bid price.
- You Cannot leave the sale to get your funds!

When do I have to pay the rest of the money?
The balance of your bid is due on the 21st day from the day of the sale by 2:00 PM to the Sheriff in cash or by certified check.
If you do not pay the balance of your bid, you lose your hand money.
Why does the Sheriff’s Office highly recommend that you consult your own attorney for advice about how to purchase property at Sheriff’s Sale?
Just for one example, you may buy a property with numerous liens requiring you to pay a lot more money than what you bid for the property that you must under the law pay to these lien holders to clear what is now YOUR TITLE.

When do the Sheriff’s Sale take Place?
Sales take place on the Third Friday of each month at
11:00 AM. If the third Friday is a holiday, the sale
will be held on Thursday.
Where are the Sheriff’s Sales Held?
Sales are held in the Chester County Courthouse,
Located at High & Market Streets, West Chester, PA.
When you enter the courthouse you ask security for
the courtroom.
Can I obtain a list of the properties to be sold?
Yes. For each property to be sold there is a real estate booklet
in the Chester County Sheriff’s Office at the Chester
County Courthouse. There is also an advertisement in
the Daily Local Newspaper where the property situated
which appears once a week for three consecutive
weeks prior to the week of the sale.
If I see a property I want to buy, can I inspect it before the sale?
No, the properties are not available for inspection.
How do I buy a property at Sheriff Sale?
You need to Attend the sale at the date and time
advertised. The sale is a public auction and you will
have to bid for the property.
